About the studio
Joseph Koelbel Architect is an accomplished professional design studio specializing in residential design at all scales, from single-family homes to multi-unit buildings to neighborhood planning. The studio provides highly effective and creative architectural solutions taking inspiration from each client’s unique needs. The Brooklyn-based practice is currently focused on apartment and townhouse renovations in New York City, but is also engaged in projects in the Hudson River Valley and Connecticut.
Prior to establishing an independent design studio in 2010, Joseph Koelbel was an Associate at Dennis Wedlick Architect LLC (DWA), an Architectural Digest top 100 firm specializing in modern and sustainable residential architecture. At DWA Joseph designed and managed multi-family and community development projects, as well as custom home projects.
Resources
The studio maintains contacts with many excellent contractors in the NYC area – some larger and some smaller. We find the best fit for each project and obtain bids from the finest builders. When needed, we collaborate with engineers for structural and mechanical design and work with an expediter to obtain NYC Department of Buildings permits quickly. For landmark building projects we have sought and gained approval from local preservation groups, community boards, and the NYC Landmarks Preservation Commission.

COST CONTROL: Because our overhead is controlled and our costs are predictable, we can usually provide a cap on fees. Clients do not have to worry that the fees will be more than they expected or that the office is spending too much time on their project. A detailed fee proposal is provided and agreed upon at the start of each project.
THINKING OUTSIDE THE (BUILDING) BOX: While most of the design studio’s current work is architectural, Joseph started his career as a landscape architect. This has given him a unique ability to design buildings and landscapes that work together, making the most of their environment, and providing a natural flow from inside to outside.
